Q. WHERE IS THE SITE?

The site is located on Bayside Way, directly opposite Brunswick Wholesale Plants. The diagram below illustrates the subject land and where the consultation sessions will be carried out.

Q. WHAT IS THE DEVELOPMENT?
The proposal entails:
• obtaining development consent for a 20 lot community title subdivision from Byron Shire Council;
• the construction of the internal access road and utility installation, drainage, landscaping and works on the public road in accordance with the specifications in the development consent;
• consolidation of the existing six Torrens Title Lots into a single allotment and registration of a community title subdivision plan; and
• the erection, in a staged and orderly way, of the approved dwellings on each of the lots.

Q. WHO OWNS THE DEVELOPMENT?

Mr. John and Mrs. Gloria Mills own the land and propose to carry out the project. The Mills family have been resident of the Bayside Estate for 31 years. Mr Mills moved to Brunswick Heads in 1960. Mr. John and Mrs. Gloria Mills run the Brunswick Wholesale Plants business.

Q. WHAT IS THE ZONING OF THE LAND?

The land is zoned R3 Medium Density Residential under Byron Local Environmental Plan 2014. In this zone, development can have a maximum height of 9m and a maximum floor space ratio of 0.6:1.

Q. IS THE PROPOSAL SUSTAINABLY DESIGNED AND ENVIRONMENTALLY FRIENDLY?

The development has been designed to strictly comply with Part J of the Building Code of Australia as well as BASIX. Compliance with these enforceable building codes ensures best practice is achieved. Part J and Basix cover thermal energy and water use.

No significant earthworks or vegetation removal will be required in the construction of the development.

Q. WHAT WILL THE ECONOMIC IMPACTS OF THE DEVELOPMENT BE?

The provision of diverse housing stock is a critical aspect in attracting and maintaining quality businesses and staff in the locality. The development will provide an alternative to the Torrent Tile and Strata Title ownership options that people currently have in the area. We believe that the proposal will have a positive social and economic impact.

Further, the proposed development will deliver employment for local tradesmen during the construction phase of the project.

Q. WHAT INFRASTRUCTURE IS IN PLACE FOR THE DEVELOPMENT?

The proposal will connect to existing Council sewer and stormwater infrastructure. Electrical services already service the location.

Q. WILL THERE BE A PRE-LODGEMENT COMMUNITY CONSULTATION MEETING?

Yes, Community Consultation meetings are being conducted by Covid-safe appointments 11am – 6pm on Saturday 21st November 2020. Q. HOW CAN I HAVE MY SAY ABOUT THIS PROPOSAL?

From Wednesday 11th November to before 5pm on 30th November 2020, you can share your comments and suggestions about the proposal, before the Development Application is lodged. You can also attend a Community Consultation Session – see above.
